Start the Process
A Philly-area builder sees results from a business process management tool.
"(Tim Schaeffer Communites), a Berlin, N.J.–based builder... is using BuilderMT's BPM (business process management) tool to redefine its processes.
Jason Schaeffer, president, says BuilderMT's tool is similar to Microsoft Visio in that it lets users easily drag and drop workflow diagrams to design a new process. Here are some of the software's highlights:
Reporting variance purchase orders. Every time the builder experiences a 1 percent cost variance, the system sends an e-mail to Schaeffer and the company's top execs. Benefit: ...Schaeffer receives real-time variance information. This lets him respond to problems as they arise...
Flagging insurance expirations. Schaeffer used to learn about a workers' comp policy lapsing on the day of expiration. Schaeffer Communities Takes Honors at MAME Awards

Cedars, in Winslow Township, was among the communities that
walked away from the Builders League of South Jersey’s annual awards
program November 8 with two MAME (Major Achievement in Marketing Excellence)
Awards. The honors were for Best Brochure and Best Signage. Schaeffer’s
luxury townhome community, Lonaconing East, in West Berlin, earned a MERIT
Award for Best Attached Home for the Appalachian model.

Communities has long been an award-winning builder in South Jersey. The
company currently markets the single family home communities of White
Cedars and White Pines in Winslow Township, NJ; and Pine Crest and Cedar
Crest in Egg Harbor Township, Atlantic County. Luxury townhomes are offered

designs have just been added to the portfolio of offerings at Tim Schaeffer
Communities’ White
Cedars in Winslow Township, NJ.
Home buyers
may choose from the Bolero or the Ravello, both with a selection of elevation
styles, 4 bedrooms, 2 ½ baths, 9-foot first floor ceilings, air
conditioning, a two car garage, a poured concrete basement and a half-acre
homesite.
Other popular

Finding
the Better Solution in Challenging Market Times

As anyone who
has been involved in any way in the housing industry knows, it’s
a cyclical business. Whether you are looking at residential resale properties
or new home construction, many factors influence the state of the market,
the demand for housing, and the pricing that housing can sustain. There
have been boom years and there have been bust years, but overall things
are usually not as bad as they sound in a slowing market, such as the
one in South Jersey today.
Still,
it can be a scramble for home builders to maintain market share, to price
homes competitively enough to keep selling, and to entice buyers into
making that purchase decision. For a number of home builders across the
nation, the “enticement game” is well under way. Everywhere
there seem to be promotions geared to make home buying a better deal.
Some home builders, including the nation’s largest builder, DR Horton,
plan to build fewer homes this year than initially predicted. Others are
seeing cuts in earnings due to growing inventories of unsold homes.
How does a
smaller builder, such as Berlin-based Tim Schaeffer Communities meet the
challenge?
"We have been fortunate in our ability to keep our home prices stable
due to our long term relationships with our subcontractors and our long
term commitment to quality,” says President Jason Schaeffer. “Unlike
some builders across the country who are dumping product and skimping
on quality in order to keep their sales numbers high, we think we have
a better solution.”
"That better solution is a rededication to our principles of containing
construction costs while maintaining the highest quality in every home
we build,”
Schaeffer says.
The company’s business plan and mission statement have been unchanged
over the years, regardless of the state of the market, but today the challenge
rests in an even greater dedication to quality control.
According to Schaeffer, the company has been value engineering its new
and existing home plans to maintain a high level of quality, while wasteful
overlapping of trades and materials is eliminated. Schaeffer is also working
with its subcontractors and vendors to hold costs in line, and is bringing
existing new plans to the marketplace. Over the past year they added two
full time architectural review staff members to the company’s team.
"They have made tremendous headway in enhancing our value to the
customer, while holding a competitive edge in product and quality,”
Schaeffer says.
"You know
when you are in this business it’s always a matter of finding solutions,”
he remarks. “We want to continue to be known as the “Builder
